About the view: the nearby listings all advertise a lake view. Yours doesn't have one — the lanai looks onto lawn, hedges and palms. That's genuinely appealing and the description sells it honestly as a private green view. Claiming water would get corrected at the first showing, and it isn't needed.

A Zillow quirk worth knowing: the site only accepts one rent figure, and that number drives every renter's search filter. Put the annual rate in the rent field and mention the seasonal rate in the description. If you enter $5,500 there, you'll disappear from the searches of everyone looking for a year-round rental.
Ignore Zillow's "$3,742 estimated rent." In seasonal Gulf-coast markets that estimate blends peak winter rates into a yearly average, so it reads high for a true 12-month lease. It is not a realistic annual asking price.

06Paloma's leasing rules

Taken directly from Paloma's own document, "If you are thinking about leasing your Paloma home to tenants" (revised September 23, 2025), on the community website. These aren't suggestions — the Leasing Committee reviews rentals weekly.

Seasonal rentals are allowed. The minimum lease is 3 months and the maximum is 12 months, so a three-month winter rental fits comfortably within the rules.

Three things that can trip you up

The 15% capOnly 50 of Paloma's 331 homes may be leased at once. They currently run 42–48, and the peak is January through April. If the cap is reached, no new leases are approved until it drops. Submit early for season.
First-year ownershipOwners who bought after August 20, 2025 cannot lease during their first year. This is question #1 at the top of this page.
Vehicle limitTenants may not have more vehicles than the 3 spaces assigned to your address. Too many vehicles and the lease is not approved — and if tenants add one mid-lease, the lease is terminated. Ask about cars during showings.

Other rules to build into your lease

  • Occupancy: two people per bedroom, so 6 maximum for your unit.
  • No roommates. Applicants must meet Paloma's "single family" definition — check before submitting, not after.
  • Guests are welcome only while the tenant is also there, for up to 10 days.
  • No commercial vehicles, RVs, boats or trailers parked outside a closed garage, and nothing with visible commercial lettering. Worth screening for.
  • Amenity cards: you must lend your own proximity cards to the tenants — they can't buy their own. While the unit is leased, you may not use the pool, clubhouse, fitness center or amenity parking.
  • Front gate: Paloma uses Safe Passage. Tenants go on a registration form submitted with the lease packet, not on your personal guest list.
  • You're responsible for your tenants. Repeat violations bring fines to your account and can cost you the right to rent. Parking and trash are the two biggest problem areas — give tenants those rules on day one.
